Winter Springs projects

Three jobs from Winter Springs homes, two of them tile tear-outs.

Taking up tile in Winter Springs

In a Winter Springs home, old tile was cleared from the dining area to the slab, and medium brown wood-look plank followed through the rooms, with white baseboards along the walls. In another, glossy beige tile was broken up in a bedroom and its closet and replaced by a multi-tone gray-brown plank, again finished with white baseboards.

Tile is typically the hardest floor to remove. Pieces get broken loose, then ridges of thinset mortar left on the concrete get scraped and chipped back until the slab can be judged for flatness. Expect roughly a day of demolition and prep, with the new floor following the day after; a leveling pour adds roughly another day to cure. A bare slab is also the moment to look for dark stains, white powdery efflorescence or old adhesive that let go, signs of moisture rising from the ground. If those signs show up, we flag them, and the underlayment, adhesive or flooring is chosen with them in mind.

The third project here centered on the slab. Old flooring was cleared to bare concrete, the slab was patched and leveled, and light gray vinyl plank was laid through the entry, hallway and rooms, with a transition at the sliding door. Sun through a slider warms the plank near it more than in a shaded bedroom, and a strip like that calls for a full expansion gap at the wall.

Services for Winter Springs homes

Winter Springs is in Seminole County, northeast of Orlando, with Oviedo, Casselberry and Longwood as neighbors. Solid, firmly stuck tile sometimes stays, with vinyl plank going right over it; loose or cracked tile has to go. Which applies becomes clear on site.

Tile and flooring questions from Winter Springs

How much time does tile removal add?

Roughly a day. Tile removal and slab prep come first, and the new floor follows the day after. For roughly 1,000 square feet of vinyl plank on a ready floor, installation itself takes 1 to 2 days; a project with tile removal typically needs at least three days in total.

Does the old tile have to go at all?

Not always. We tap the tiles first: a hollow sound or a rocking tile has to go. Covering tends to work if cracks are few and isolated, the surface is close to flat and the slight rise in height clears doors and thresholds. The glaze is scrubbed and a skin coat flattens the grout lines before any plank is laid. Details on vinyl plank over tile.

How should I prepare for tile removal?

Breaking up tile sends vibration through the house, and fine dust travels further than people expect. Take fragile items off shelves and walls in nearby rooms, move electronics away from the rooms being stripped, have pets and children stay clear, and leave the driveway open for unloading. Ask whether to switch the AC off during the dustiest part, keeping the return vents from pulling dust through the house.

Will you replace the baseboards after the tile comes up?

Yes. Two of our Winter Springs projects ended with white baseboards along the walls. More on baseboards and trim.

Is the broken tile hauled off?

Yes. Tile pieces, scraped thinset and the rest of the debris leave with our crew at the end of the job.
